Welspun One Plans to Lease One Crore Square Feet Over Three Years

Welspun One has announced an ambitious plan to lease one crore square feet of warehouse and logistics space over the next three years, nearly doubling its current operational footprint as it deepens its role in India's supply chain infrastructure landscape. In the financial year 2025–26, the company executed leases and letters of intent covering twenty-five lakh square feet, driven by strong demand from third-party logistics providers, manufacturers, and e-commerce players. Notable deals include a five lakh ninety thousand square feet facility for Amazon India, a twenty-metre-high warehouse for AAJ Supply Chain, and a two lakh square feet controlled-environment facility serving a medical equipment manufacturer.

Neeraj Balani, Chief Customer Officer at Welspun One, noted that occupiers are increasingly consolidating toward developers who can offer execution reliability and integrated infrastructure solutions.



He said the company is well-positioned to capture demand across logistics, in-city distribution, and port-led infrastructure, with the results reflecting the platform's overall strength and scale.

Beyond large-format warehousing, Welspun One is expanding into in-city distribution, retail, and commercial infrastructure. Key projects underway include a forty-five lakh square feet Free Trade Warehousing Zone at Nhava Sheva, a five lakh square feet multi-format asset in Thane, a twelve lakh square feet logistics park in Chakan, Pune, a twelve lakh square feet industrial park in Hoskote, Bengaluru, and a twelve lakh square feet logistics park in Chennai. The pipeline further includes a fifteen lakh square feet logistics park in Cuttack and a five lakh square feet facility across Tauru and Haily Mandi in the National Capital Region.

The company expects to deliver an additional thirty-five lakh square feet within the next four quarters, supported by steady capital deployment and active construction. Welspun One anticipates sustained demand for institutional-grade infrastructure across manufacturing, logistics, and urban distribution as India's supply chain and consumption trends continue to evolve.
